Six Questions to Help Declutter Your Life

Most clutter is a function of postponed decisions.  Here are six easy questions to help you make quick decisions about what to keep and what to dispose. I love my books, so I’ll use my books as an example of making decisions to declutter.

Look at an object like one of my beloved books and ask six questions:
1. “Do I need this?” The question is not about the future, whether you will ever need that old sweater, couch, book . . . . The question is in the present tense, Do you need this item in your present life? If you need it, then go to the next bit of  stuff to declutter.

Often I don’t really need that particular book, but I’m not ready to toss it just because I don’t need it. As a material thing, the book is expendable, but I have a sentimental attachment to many of my books.

2. “Have I used it in the past 6 months?” (12 months for seasonal stuff like Thanksgiving table decorations or seasonal clothing) This question helps sort out lots of useless items like the crepe pan that I never use. Again, most of the books on my shelf sit patiently for a year or more.

3. “Would it help someone else more than me?” We can find a good home for a lot of stuff—even books—that just waste away in our closets or attics. I find that I am more likely to give my books away than to dispose of them. I’m really quick to offload a mystery novel and less likely to offload a reference book.

4. “Can I easily get it again if I dispose of it?” If I throw away the old crepe pan and then decide to make crepes, I can get another pan. If I throw away my copy of Cardinal of the Kremlin signed by Tom Clancy or my copy of Stuff of Thought signed by Steven Pinker . . . I can’t easily find another.

5. Is there are more efficient way to store the item? Sometimes you don’t need to dispose of the item; rather you need to manage the storage. New technologies allow use put our office files in easy-to-store digital format. We can get the contents of a four-drawer file cabinet on a thumb drive.

However, I prefer reading from paper that from a screen. (Studies show that people read 25% faster on paper than screen.) I will cheerfully reduce all my audio and even my photos to digital to save space, but I’m keeping the books.

Dirt, Asphalt, Concrete Hauling

Junk King is one of the few full-service haulers that will take take care of your dirt, gravel, concrete, or asphalt removal. We cheerfully do this necessary and difficult work as part of commitment to being full service. Depending on the project, we can also provide demolitions.

We want you to get the most economical solution to your dirt haul-away problem. We are always happy to discuss your project and help get you the best solution. We are happy to give referrals when we are not the best fit. Different haulers have different niche’s and cost structures. The difference in cost estimates usually reflects those cost structures. Here are some tips.

Before you begin looking for a hauler you need to ask yourself these five questions:
1. What kind of dirt (or debris) do you need hauled away?
2. How big is the job in terms of weight and cubic yards?
3. How critical is the schedule?
4. How big of a truck can you get to the pile?
5. Can you use a skid steer to load the trucks?

What kind of dirt (or debris) do you need hauled away?

The kind of dirt or debris determines the method of disposal, and these methods have significantly different costs. Clean fill dirt is free of organic materials and rocks and is usually the cheapest to dispose. Top soil or dirt with organic materials is less desirable; contractors cannot use it because it does not compact well. Mixed dirt is also harder to dispose. Concrete and asphalt also comes as clean or mixed with re-bar and dirt. Clean concrete and asphalt are easy to recycle. The difference in the disposal costs can be upward of $50 per ton, which is typically a straight pass-through to the customer.

How big is the job in terms of weight and cubic yards?

Here is a chart that shows the weight of different materials. For example, if you have 3 cubic yards of the typical loose, moist dirt, you need hauling capaicty for ~ 6300 pounds. We can haul that much in one Junk King truck. If you have 3 cubic yards of asphalt, you need capacity for 11,745. We need two truck loads to safely haul that amount.

For large dirt jobs, you want to hire a 20-ton dump truck with a skid steer. A 20-ton dump truck can carry 10 times the amount that our 18,500 GVW trucks can carry. (We carry about 6 to 8 times the amount that a large pickup truck can carry.) Fewer trips means less labor expense. At Junk King, we partner with companies that have the 20-ton trucks and the loading equipment.

Typically. the 20-ton tuck charges $450 to show up and about $150 for the skid steer. They also charge about $50 per ton to dispose of the dirt. Assuming easy access to the dirt pile, a full 20 tons of dirt moved would cost about $1,100. We at Junk King would usually refer a job that big, unless customer has special needs due to job site access or scheduling.

For smaller jobs, the 18,500 GVW Junk King truck is often the best fit. If all you have is 3 cubic yards of dirt, the Junk King rate is typically $615 before discounts. For a 3 cubic yard job, the 20-ton truck with skid steer is overkill and would cost more than $720.

Typically, dumpsters are not suitable because of weight restrictions. If you fill a 20-yard dumpster with dry loose dirt, you will exceed their weight limit by 16 tons or more. They may refuse to pick up the dumpster because their truck can’t handle the weight, and if they do take the load, they will charge you “weight overage” up to $75 per ton. If you add the rental of a skid steer, you quickly get to a cost of $1,750, which is significantly more than the 20-ton dump truck.

How critical is the schedule?

Junk King often provides same day service. We arrive in a convenient two-hour window. We can accommodate last-minute requirement.

The 20-ton trucks are often committed to large excavation projects. Usually, you need to plan ahead and book often weeks in advance to get the big trucks–especially in the summer months.

How big of a truck can you get to the pile?

Sometimes, you just can’t get a big truck to the job site. Home Owner Association and Counties have restrictions. Even large trash haulers are restricted to truck size because of bridges or narrow roads on their trash routes. Sometimes terrain and other structures limit access. Arlington County and Old Town Alexandria have many areas unsuitable for large trucks. Many jurisdictions refuse to give permits for dumpsters.

Junk King’s smaller trucks can go almost everywhere–from the compact neighborhoods in Arlington to the smaller bridges and narrow roads in Loudon County.

Can you use a skid steer to load the trucks?

If you cannot load the dirt with a skid steer, the alternative is the old fashioned shovel and wheelbarrow method—labor. (We have even emptied dirt from a basement excavation using 5-gallon buckets!) A wheelbarrow with a strong Junk King man can move 300 to 350 pounds per carry. (The distance and slope from the pile to the truck is a factor, too.) Recall from the chart above that a cubic foot of dirt weighs about 78 pounds. Therefore, our guys can move between 4 and 5 cubic feet of dirt with each wheelbarrow trip—or about 6 round-trips to load one cubic yard into the truck.

For large jobs, manpower and wheelbarrows costs more than a skid steer. For jobs smaller than 8 yards of dirt, manpower and wheelbarrows is less expensive than a skid steer.

Don’t throw away a perfectly good dishwasher.

Occasionally, we get a job to pick up a dishwasher. The customer tells us, “This dishwasher is only 3 years old. It seems to work; I can hear the motor, but the darn thing just doesn’t clean the dishes any more, especially the top rack.”

So they bought a new dishwasher for about $600, and then they pay us to get rid of the old one.

It’s likely that they didn’t need a new dishwasher. Dishwashers typically last 9 to 10 years. If the relatively young dishwasher isn’t doing its job, most likely you have gunk clogging a part of the machine called the food chopper. If that part is clogged, you lose water pressure, which is the main force that cleans the dishes.

You can clean out this gunk in a about the time it takes to drive to the store to buy a new dishwasher. You need a couple of tools like a star-bit screw driver and some needle-nose pliers.

What to do with that second Refrigerator

That second refrigerator isn’t free.  The electric company estimates that the old extra refrigerator costs more than $150 each year in energy costs. If you really can use it, okay. If not, get rid of the old beast and save your $150 per year.

If you are buying a house and it has an extra refrigerator in the garage, you might want it removed by the seller. Remember, that old refrigerator isn’t free.

If you are buying a new refrigerator and the store offers free haul away, seriously consider having them take the old one, even if it still works.  Too many people fill up the garage with old appliances they really don’t need.

If you want to get rid of a refrigerator, you have options.  A lot of people call their local trash company to take away old refrigerators, and that may be the worst option. The trash company typically charges about $75, which seems like a good price. However, the trash company can only take curbside refrigerators. Therefore, you must haul that beast to the curb and they average 250 pounds.  Moreover, the trash company requires that you certify that the Freon has been removed. You can get an appliance technician to come to your house and remove the Freon, but that service call costs about $180.

The U.S. recycles about 70% of office paper, about 54% of our aluminum, about 35% glass, about 30% of plastic, and 99% of car batteries.

Getting more life out of your refrigerator.

At Junk King, we pick up many refrigerators that appeared to have died young. Here is couple of tips to help you get more life out of your refrigerator.  You need a vacuum cleaner or broom, some all-purpose cleaner, and a level.

Step 1: Clean the condenser coils.

The coils are either behind the refrigerator or underneath the refrigerator. If the coils are underneath, remove the grill at the bottom front of the fridge. If the coils are behind, pull the unit from the wall.

Dirty condenser coils put a strain on the motor, which costs more in energy and shortens the life of the fridge.

Use a vacuum or broom to remove dust build up from the coils every three months.

Step 2: Check and clean the gaskets.

A weak gasket seal lets warm air into your refrigerator. Take a piece of paper about the size of a dollar bill and shut the refrigerator door trapping the paper. Clean gaskets last longer. Clean the gasket with an all-purpose cleaner, and wipe dry. Wipe the gaskets with vinegar to deter mildew.

Step 3: Check for level.

Use a carpenter’s level on top of your refrigerator to see if it is level. Adjust the feet by hand or with a wrench if necessary. If your refrigerator isn’t level the doors may not close on their own or may not seal tightly

Eventually, your refrigerator will give up the ghost, and Junk King will be ready to take your refrigerator and recycle it for you.

Getting rid of those pesky old monitors and TVs

Why does the County and recyclers charge $25 or more to dispose of an old computer monitor or TV? The short answer is “lead.” CRTs have 2 to 5 pounds of lead on the glass that we need to keep out of our land and water.

The sale of CRTs peaked around the year 2000 at more than 65 million units. Then, flat screen technology took over and CRT sales fell to practically zero by 2010.

CRTs can last up to 30 years so all those TVs and computer monitors sold before 1990 are at the end of life. Also, people are getting rid of functioning but obsolete CRTs in favor of the better flat-screen technology.

 

Ironically, the demise of CRT sales hurts CRT recycling. The main end source for old CRT lead was use in new CRTs. The U.S. has only one certified CRT recycler located in Missouri. Canada has two; Mexico has one. Some recylcers have resorted to storing the CRTs for lack of recycling capacity. The EPA estimates that we have about 330,000 tons of CRT stockpiled waiting to be recycled.

The cost of recycling CRTs has two parts:

  1.   the cost to recycle – typically 14 cents per pound.
  2.   the cost of transporting CRTs to the recycler — typically another 10 cents per pound

A typical computer monitor weighs 40 pounds—a cost of $9.60
A typical 32-inch TV monitor weights 110 pounds—a cost of $26.40

A County resident has a couple of options to avoid paying recycling fees for CRT disposal.

  1.  Junk King Fairfax does not charge fees for CRT recycling when the CRT is part of a normal household or business junk-removal job. We treat the CRT in our regular volume.
  2.  Best Buy takes your old CRT– not larger than 32”.
  3. Other retailers: Virginia law requires any manufacturer that sells (or offers for sale) more than 500 units of computer equipment in the state to provide an opportunity for customers to return or recycle their equipment at no charge.
  4. Fairfax County has 10 Electric Sunday events each year where you can drop off CRTs and other E-waste at the Lorton or Ox Road facilities. Go to https://www.fairfaxcounty.gov/dpwes/recycling/electric-sunday.htm

The EPA estimates that CRT disposal will be a diminishing problem until 2030, when nearly all of the CRTs will be out of the system.

Junk and Debris Haulers: Half are First Rate; Half are Risky

Property managers, businesses, and homeowners can quickly discern which junk or debris removal companies are first rate and which ones are risky.

The Washington Metro Area has no fewer than 30 junk hauling companies comprising at least 160 trucks ranging from 20,000 GVW trucks to pick-up trucks. You have a lot of choices; however, junk hauling companies fall into two basic categories: First Rate and Risky. Our rough estimate is that about half the trucks represent First Rate companies and half represent Risky haulers.

When selecting a hauler, you first need to decide whether you want to work with a First Rate or if you are willing to absorb Risk.  I’ll tell you up front that you pay a little more or a First Rate hauler—but less of a difference than you’d think. Here is how you distinguish Frist Rate and Risky haulers.

Employees

First Rate haulers, like Junk King, have W-2 employees: vetted and trained. (Junk King Fairfax is veteran-owned and we recruit veterans.) Risky haulers use 1099 labor (independent contractors). Some use day laborers. This practice saves labor expense and shifts the risk of accident away from the hauler and onto the laborer or even the customer.

Insurance and Licenses

First Rate haulers carry all the required insurance. For example, Junk King carries the following insurance:

  • Workers Compensation Insurance (each accident $100,000, disease $100,000)
  • Auto Insurance (each accident $1,000,000)
  • General Liability Insurance (each occurrence $1,000,000, damage to rented premises $100,000, medical expenses per person $10,000, personal injury $1,000,000)
  • General aggregate $ 2,000,000
  • Products $2,000,000
  • Cargo Carrier insurance (each vehicle $50,000)
  • For Hire Tags
  • DOT Registration and Inspection

Risky haulers who use 1099 independent contractors or day laborer avoid the legal requirement to pay worker’s compensation or unemployment insurance. Risky haulers often skip or are light on General liability. Most are not registered with the Department of Transportation. If something goes seriously wrong, the customer has little recourse but to sue a company with a net worth that amounts to a used truck. Or worse, an uninsured laborer injured on your property may go after your assets.

Capacity

First Rate haulers typically have at least three trucks and crews capable of loading and hauling up to 200 cubic yards per day. You may not need that much capacity, but size does indicate the company’s serious commitment to a long-term business. Junk King has three trucks with a fourth truck arriving in March 2014.

Specialization

The best haulers stick to their specialty— hauling and disposal. Some branch into the business of moving household goods, which is pretty close. Risky haulers will do anything from washing windows to snow removal to landscaping. If the hauler advertises too many services, they are probably not expert at any of them.

Physical Address

First Rate haulers have a real business address. Junk King has a 2,500 square foot warehouse in Lorton where we sort donatables and recyclable debris before disposing the burnable debris at the Covanta plant in Lorton. Because we have a place to store recyclables, we can take many items that other haulers do not take such as propane tanks, tires, cement, and such. Risky haulers typically do not have a separate business address—certainly not a warehouse. Typically, they use personal or phony addresses in their websites and listings. For example, we found a typical one-truck hauler posting two addresses in Yelp and the Better Business Bureau. Here are pictures of both addresses—neither is a place to keep a junk hauling truck. Beware of companies that use multiple or phony addresses.

In addition, this same one-truck hauler posts a Burke, VA address and a Wilson Blvd, Arlington address on other websites.

Responsible Disposal

First Rate haulers can achieve a 60% recycling rate just by using the Covanta plant. To meet the Covanta rules, the hauler needs to sort the debris. A warehouse or large outdoor bins are necessary to effectively sort debris. If the hauler fails to sort the debris, Covanta bans them and they must resort to the landfill. Risky haulers who lack the resources to sort debris need the convenience of the landfill. Junk King has the resources and is 100% landfill free. We find sources to take cement, drywall, and other non-burnable debris plus eco-friendly ways to dispose e-waste, tires, metals and such.

Price

Although Risky haulers cut corners on labor, insurance, service, and proper disposal, they don’t give the customer much of a price break. Depending on the size of the job, the cost of using a First Rate hauler like Junk King is typically 2% to 5% more than using the Risky hauler.

Two minutes of research can prevent months of headaches.

You can quickly determine if a hauler is First Rate or Risky with two simple questions:

  1. Will the crew members who come to my site be W-2 employees?
  2. What is the business address? (Then search on Google Map.)

If the crews are not W-2 employees, you can be fairly certain the hauler is not paying workers compensation, and you may suspect that other insurance coverage is also missing. If the business address looks suspicious, you should be suspicious.

If you are a realtor, property manager, or other business, you might ask if the hauler will add you as a “co-insured.” This small paper drill costs the First Rate hauler little or nothing and adds protection for the customer.

Conclusion

Prudent business owners and homeowners do their due diligence before bringing a service company onto their property. You have plenty of high quality, service-oriented junk removal services to choose from. Junk King Fairfax is striving to be the best of the best.

For this particular job in Fairfax, we worked the executor who needed to prepare the house to put on the market. We worked with the executor’s schedule to distribute or sell the valuables in the house. Then we removed about 80 cubic yards of papers, books, clothing, trash, unwanted furniture, mattresses, old tube TVs, e-waste . . .

Nothing went to a landfill. We separated and recycled everything. (A local theater group took a vintage 1960’s kitchen table and chairs as theater props. We love to see old things find new homes.)

Bulk Item Pick-ups – The Trash Company or Junk King?

The weekly trash service and Junk King have different operating models – each with its own niche expertise. One big difference is that regular weekly trash service cannot, for insurance reasons, go onto your private property. That’s why you always need to take your unwanted items to the curb.

When you need to get rid of items that do not fit into your trash can, you can call your regular trash service, and they typically will take the items for an additional fee. Again, you still need to take the item to the curb.

In Fairfax County, a typical homeowner gets two pick-ups per week for about $65 to $100 per quarter. (Arlington and Alexandria rates are typically higher.) Those pick-ups comprise about seven cubic yards of debris. Fourteen pick-ups and 7 yards of debris for $65 is a great bargain!

These weekly trash services are super-efficient at the routine weekly trash pick-ups. Many have trucks with robotic arms that grab and empty cans. These services work with predictable schedules, predictable routes, with predictable containers, generating predictable loads. In that manner, they can keep their costs way down.

Because bulk items are not predictable and do not fit the trash service’s operating model, the regular trash service charges what might seem to be a fairly hefty fee for picking up the couch, stove, or old fridge.

On the other hand, the Junk King model is optimized to deal with the labor-intensive bulk items. Our fleet and crews are nimble enough to conform to your schedule. We carry the insurance to allow us to work on your property. so we can to all the work. We have the skills to disassemble items that cannot fit through doorways. (Oh, we’ve seen giant freezers where they installed the freezer then built the walls!)

Consequently, Junk King can give you more value (and a better price) for hauling bulk items. For example, in Fairfax, the typical trash service charges $110 to take a double-wall stove. You still need to disconnect the stove and manhandle it down to the curb – usually a two-man job. (A homeowner is thinking, “Wow! $110! I get six months trash service for $110!” To be fair, remember that subscription trash removal and bulk item removal are significantly different.)

Junk King will remove the same double-wall stove, perform all the labor from kitchen to recycler—for $118. In addition, if you do drag that beast down to the curb, we’ll take it for $89—20% less than the trash service.

The same math works for refrigerators. The regular trash company charges $75 for the smaller fridges and $110 (or more) for the big side-by-side models. Plus, you need to certify that the freon is drained. (That service can cost up to $150.) Plus, you need to drag the item to the curb. Again, we’ll take the old fridge for $118 and handle all the recycling duties. And, if you still want to drag the old fridge to the curb, we take the fridge and perform the recycling duties for only $89. By the way, Junk King Fairfax is 100% landfill free–the most eco-friendly junk removal service.

The weekly trash service is an expert at the service they provide: weekly pick-ups. Junk King is the expert for bulk item pick-ups.  It’s all about picking the right service for the job.
