Best Tips For Kitchen Upgrades In 2022

Best Tips For Kitchen Upgrades In 2022

When home buyers consider a new house, one of the things they look for is an updated and stylish kitchen. Which is why it's a major upgrade among sellers.

And renovating your old kitchen can be exciting, challenging, and result in a great deal of work. In addition, kitchen renovations often mean appliance and fixture upgrades. And that means debris.

Even in a 'Sellers' Market, Upgrading Your Home is a Good Investment

Of course, home improvements do not have to be done strictly for the sake of increasing a home's resale value. For many, renovations and upgrades are simply the projects they decided on after they bought a home. Or, as is often the case, it's a decision driven by a desire to have a nicer home with modern fixtures, appliances, and décor.

Whatever the reason or motivation, the bottom line (no pun intended!) is a potentially higher resale value.

However, some upgrades can net a higher return-on-investment, or ROI.

For example, when it comes to kitchens a minor, mid-range kitchen renovation will bring a higher resale value for your cost than, say, than a major kitchen renovation or remodel.  In fact, it will allow you to recoup about 15 percent more of your cost, or roughly $20, 000 of the more than $28,000 it will cost for the project.

This is what Remodeling magazine's 2022 Cost vs Value Report tells us, based on a national average.

While the terms 'renovation' and remodel' are commonly used interchangeable, they actually mean slightly different things. Renovating is simply upgrading or updating room, such as a kitchen without changing the layout or physical structure of the room. Remodeling properly refers to the act of changing the form of something, such as adding a new shower to an existing bath or removing a wall in a kitchen.

Semantics aside, the real question for homeowners is how much do they need or want to do with their kitchen upgrades in 2022?

Striking a Balance Between Too Much and Too Little for Kitchen Upgrades

For some, a relatively simple "facelift" is sufficient to create a virtually "new" kitchen. For others, an upgrade is going to be bordering on a full-blown remodel. But if you're looking to simply improve the buyer appeal and resale value of your home prior to putting on the market, remember that too much may not give you a proportionate return.

As it turns out, sticking with what Remodeling magazine labels a "Minor Kitchen Remodel" has been a high-value upgrade choice for over ten years running.

And what, exactly, would that minor remodel entail?

The magazine's 2022 Cost vs Value Report describes it this way,

"In functional but dated 200-square-foot kitchen with 30 linear feet of cabinetry and countertops, leave cabinet boxes in place but replace fronts with new shaker-style wood panels and drawer fronts, including new hardware. Replace cooktop/oven range and slide-in refrigerator with new energy-efficient models. Replace laminate countertops; install midpriced sink and faucet. Add new resilient flooring. Finish with painted walls, trim, and ceiling."

While their sentence structure is a bit choppy, the picture is quite clear. Notice, too, that they call for new appliances and flooring, but most everything else is okay with a "facelift."

And what, exactly, is trending for kitchens in 2022 in terms of design and décor?

What Makes for a Hot Kitchen in 2022?

We tapped into some home design and decorating professionals to see what is popular and trending for 2022 and the immediate beyond.  Here's some of what we discovered:

Focus on Color

There are trends with color schemes and selections for both a home's exterior as well as interior. And almost nowhere else in a home is it as critical as the kitchen. According to the folks at Better Homes & Gardens, here are the top colors being touted this year.

  • Nature-Inspired Greens
  • Bold Black
  • Warmed-Up Grays
  • Sunny Yellows
  • Rich Earth Tones

Ceiling-High Cabinets

When updating a kitchen, your cabinets may have to be custom-made. So, HGTV suggests you install them all the way up to the ceiling. The upper shelves will be great for items you use only occasionally or seasonally. And tall cabinets with glass panels can show off collectibles or let your best crystal sparkle in the light.

Updated Appliances

And none other than Martha Stewart tells us that updating your oven range is essential. And not to just any kind of range, either. As an electric alternative to the typical gas ranges, induction cooking is considered a safer option that causes less air pollution.

After Your New Kitchen Sparkles but the Debris Needs to Go

Your construction debris and waste removal needs to be properly cleaned up, removed, and disposed of. And this isn't necessarily a job for homeowners.

Renovation projects of any size or duration will create piles of broken rubble, debris, and trash, along with broken and unwanted junk appliances and fixtures. All of this needs to be cleared out and gotten rid of.

Your contractor, if you're using one, may have a reliable method for taking care of this part of the job, but often he or she doesn't specialize in debris removal. And if are not using a contractor but have gone the DIY route - you'll need to find a way to take care of it.
