How to Get Rid of Junk in Gwinnett County without Breaking HOA Rules

What You Need to Know About Junk Removal and Getting Rid of Junk in Gwinnett

Like many areas of Atlanta, Gwinnett is home to many HOAs and COAs, homeowners’ and condominium owners’ associations, respectively. These groups to increase and protect property value whenever possible.

They sometimes do this by enforcing the binding document that all the members had to sign to join the association—the Declaration of Covenants, Conditions, and Restrictions (CC&Rs). Trash disposal in Gwinnett County is partly regulated by CC&Rs, the county itself, and the city. For example, weekly garbage collection in Gwinnett is part of a City, HOA, or County plan.

Note: It is always advised that property owners looking for the right removal services research the options around them. This list merely suggests what we (Junk King Gwinnett) want in a professional removal company.

There are six types of removal options for Gwinnett junk removal

Weekly Collection Services

Those residents who have a weekly collection service are very aware of them. These are the typical trash collectors who ride on the back of garbage trucks through neighborhoods once a week. These services are typically “bought” according to the leading waste solution supported by the HOA, County, or City. For example, the weekly collection service chosen by many districts is Waste Management.

Unfortunately, there is a problem with choosing to put all of your disposals on these services; they can’t take many things. Construction or demolition waste, engine parts, glass lites, tree debris, and even wood aren’t allowed in many situations. In addition to other embargoes, glass objects, plastic items, and e-waste are not accepted either.

City Bulk Item Pickup

Junk Removal Services

Residents of the City of Atlanta can use up to 12 bulk item collections a year. When calling to schedule the collection (at least one week in advance), the property owner must give a detailed list of the items being removed. If there are too many items or items were added, the trip counts for two instead of one. Further, if a homeowner uses all their bulk item collections, calling on additional pickups will result in heavy fines.

Another issue with the City option is the pickup trucks they use for the removal. They are typically too small to handle large or heavy items; appliances, furniture, yard debris, metal, and equipment come to mind for things they won’t accept—their trucks are primitive. However, they are still an “affordable” solution for a homeowner looking for some slack, so take advantage of the 12 per year rule.

Community Services

Many HOAs and COAs use rental dumpsters as a community form of large waste solution. These work by the dumpster staying there on the property; once a week, a driver empties the dumpster and takes it to a recycling center or landfill.

Residents can find these community services in suburbs and parks mostly. Arguably, a more common waste solution is using the property dumpsters of small businesses. However, one should never do this, as companies can throw away dangerous materials. Further, too much trash in those dumpsters means the lids can’t close—they won’t be taken away until next week if they can close.

Do-It-Yourself Options

Most people have a do-it-yourself (DIY) phase—until they get electrocuted the first time and burned the tenth. DIY options are the self-made answer to big-industry problems; the solutions are often creative and based on aesthetics as much as a science. So, as with any DIY, the junk removal situation would need a clever answer. This limbo is where business owners saddle their employees with physical labor, where homeowners get injuries from lifting with their backs, and where DIYers run into Tony’s friend, “That Guy.”

That Guy is the one with the truck; you know him through Tony, who says he’s a friend of a cousin they met in high school. “Cool,” you think, “he has a truck.” He’s also free, assuming you’re paying for his gas, food, and time. What does he bring to the table besides having a truck and being free? He certainly doesn’t care—or at least he seemed not to when he knocked over Tony’s lava lamp, then left it. He also wouldn’t have insurance, safety measures, property protections, resources, capabilities, experience, or anything else that professional options need.

Dumpster Rental Services

The most used service by homeowners, dumpster rentals are an excellent answer to many removal problems. The rentals available for homeowners are usually relatively short—only three to seven days. Additionally, if a homeowner uses a traditional dumpster rental service, they risk violating their CC&R by parking it on the street; plus, these dumpsters are heavy and can commonly cause damage when overfilled—and their gross.

If a property owner wants a dumpster rental, they must consider the greenest junk removal company in the industry: Junk King. Junk King’s dumpster rental option is our “self-service” and involves the MINI dumpster. MINIs are so-called due to their compact size, they are small enough to fit within residential driveways, but are heavy-duty. Junk King MINIs can carry 12-cubic yards of any junk—multiple appliances included. Plus, these dumpsters are washed before and after removals; that’s how we get them our iconic candy red.

Full-Service Experience

In comparison, it is the full-service or zero-labor option. Many junk companies offer this as their only option, especially if moonlighting as a hauler alternative (non-disposal). Full-service includes different features depending on the capabilities of the company. For example, a small mom-and-pop junk removal may be able to do junk removal, but they likely won’t have the equipment, familiarity, and customer service of the big guys.

Junk King’s full-service includes access to a Big Red Truck and a professional two-person removal team. Our professional junk haulers are unlike any other in the business; our people are highly trained in customer service and removal strategies. They are the best at what they do—that’s why they work for us. At the same time, there’s the Big Red Truck to think about. Junk King’s Big Red Trucks aren’t just big pieces of eye candy; they are professional equipment; within their steel walls is an interior of six pickup trucks worth of junk and trash.

The Importance of HOA Approval for a Junk Removal Project

Junk King Gwinnett

Those who have spared with the home owner association of their neighborhood know that it can be an uphill battle on some topics. Frustrations often mount, and some homeowners take matters into their own hands. This can lead to HOA violations, which lead to fines, a lien on the family home, and divorce.

The document is legally binding when signing a homeowner’s CC&R with an HOA or COA. This means the homeowner has agreed with the HOA or facing the consequences otherwise. There are not just fines or assessments to worry about but also the assessments and costs attributed when the association takes the homeowner to court. If a homeowner has signed into an HOA that requires payment for a service, they will go to court—because they are legally entitled to that money. All these problems then increase because HOA violations are part of that entitled money.

To summarize, the importance of HOA approval for a junk removal project is serious. Therefore, more homeowners than ever are looking to work with companies that specialize in understanding CC&Rs. A company that understands the guidelines for junk in the area will always be more beneficial than the one with the lowest price. Luckily, Junk King Gwinnett’s removal professionals take their job seriously—operating within HOA regulations is nothing new to them.

Junk King’s Trash Disposal and Recycling for HOA Properties

Trash disposal and recycling for HOA properties are interesting. Most HOAs employ a weekly collection service and ensure members stay in line with the service’s trash disposal rules. Sometimes this means a single-stream disposal plan, where homeowners can throw whatever into one trash bin because it is sorted later.

Other times, this may mean a dual-stream disposal plan, where there are two trash bins, one for garbage and the other for recycling. Many HOAs have been trying to get into more dual-stream plans to stay within recycling laws. HOA junk removal, weekly collection services, and community options aren’t the answers for big, complex, or difficult removals.

Junk King’s Rates for HOA Properties

Junk King rates change depending on availability, difficulty, service, and junk. Costs are calculated at the end of the removal or the at the pickup of the Junk King MINI. However, Junk King does these final calculations differently than anyone else; we calculate final costs based on the space you used instead of how heavy the load is. This means you can get rid of more stuff for a better price. Junk King also offers junk removal payment plans for small businesses and those who qualify. Here are some of Junk King’s rates for removals, based on reports made by Home Advisor members:

  • Use half a Big Red Truck: $389-$400
  • Use a full Big Red Truck: $589-$605
  • Use half a MINI: $149-$189
  • Use a full MINI: $$190-$275
